Background
This 34 story condominium and rental property
is located in Midtown Manhattan. The masonry structure was built in
1965 and has original single glazed metal frame windows. A parking
garage is located in the basement surrounding the boiler and chiller
room. The top floor has a community room and gym and the roof has a
swimming pool that is open in the summer. The building has three fire
tube boilers that operate primarily on #6 low sulfur heating oil and two
absorption chillers. Hot and chilled water is circulated throughout
the building to fan coil units that either provide heating or cooling.

Norgen
Consulting Group, Inc. (NCG) was asked by the building to conduct a
study of the primary energy systems in order to identify energy savings
measures. NCG also reviewed the current energy purchasing strategies
and made recommendations for improvements.
Project Results
NCG
identified numerous energy savings measures that fell into one of three
categories. The first were operational changes and retro-commissioning
activities that required little or no capital investments. The second
group included projects like lighting and motor replacements that
required little capital and could be implemented by current staff. The
third group of projects were larger that required significant capital
and further study. This included installing a base loaded electric
centrifugal chiller
