Background
Silverstein Properties is a respected real
estate development and investment firm in New York. It specializes in
complex and mixed-use properties that incorporate transportation,
retail, and public spaces. Many of their properties are New York City’s
most successful and high-profile buildings. Their current portfolio
includes: 7 World Trade Center, 120 Broadway, 120 Wall Street, 529 Fifth
Avenue, 570 Seventh Avenue, 575 Lexington Avenue, 1177 Avenue of the
Americas, and One River Place, located at West 42nd Street.
Norgen
Consulting Group, Inc. (NCG) provides energy consulting to Silverstein
Properties and conducted an energy audit for all eight properties to
identify energy savings measures and operational improvements. In
addition, NCG reviewed the properties’ eligibility towards U.S. Green
Building Council’s (USGB) Leadership in Energy and Environmental Design
(LEED) for Existing Buildings certification and recommended projects and
policies to implement in order to pursue certification. This included a
comprehensive review of the following six areas as required by USGBC:
Sustainable Site, Water Efficiency, Energy & Atmosphere, Materials
& Resources, Indoor Environmental Quality, and Innovations in
Operations.
Project Results
NCG identified over $4
million a year in energy savings for the eight (8) properties. NCG
provided Silverstein Properties with a comprehensive report detailing
the LEED requirements that were currently met, the cost to implement
projects needed in order to meet the LEED requirements, projects
specific to the property that would earn it credits toward the various
levels of LEED certification, and the certification level achievable to
each building. As a result of the study, some of the properties were
awarded Energy Star certification and many are in the process of
obtaining LEED certification.
