| Commercial Facility - Midtown, NY - Energy Auditing and Incentive Procurement |
Background
The client occupies 6 floors or 175,000 square
feet of this 11 story office building in Midtown New York, NY. The
space is occupied by approximately 800 people that undertake
administrative activities for a large hospital. Where the client
occupies the entire floor, the floor is individually metered by Con
Edison and the property owner pays for all electric use including
lighting, HVAC, etc. Partially occupied floors are billed for lighting
and plug loads only. Gas and/or steam are included in the rent.
As
part of a planned upgrade of the space, the property owner asked Norgen
Consulting Group, Inc., (NCG) to conduct an energy audit of the
mechanical rooms, the lighting and the HVAC systems to identify energy
savings and operational improvements for the space. In addition, NCG
was asked to verify if the existing cooling tonnage was adequate for the
space or needed to be increased.

Project Results
Of the four (4) energy conservation
measures (ECM) identified by NCG, the client implemented new air
conditioners, an energy management system (EMS), and variable frequency
drives. NCG secured the project over $150,000 though NYSERDA’s
Commercial and Industrial Performance Program (CIPP). The measures were
expected to save the client 1.6 million kWh a year or $234,461 in
electricity costs. In addition, an energy model created for the project
confirmed that the current tonnage was adequate for the space and
increasing the size of the units was not required.
